Cedar Point
Parkdale Drive and Cedar Lake Road

JMW Development LLC received approval to redevelop their property located at the southeast corner of Cedar Lake Road and Parkdale Drive. The developer cleared the industrial building from the site in December 2007 and is building a new 12,400 square foot multi-tenant retail building. Tenants include Pei Wei, Caribou Coffee and Fed Ex/Kinkos.

Gateway Lofts
1324 and 1332 Kentucky Avenue

In Fall, 2005 the Gateway Lofts project was approved for development at Kentucky Avenue and Wayzata Boulevard. The plans call for the removal of an existing parking lot and a single-family home. In their place, a 3-story, 12-unit condominium building will be constructed. A stormwater pond to the south of the proposed building, 21 underground parking spaces, and a sidewalk connection between Wayzata Boulevard and the neighborhood to the south will also be constructed. The units will range in size from 1,149 to 1,422 square feet. The largest units will feature 2 bedrooms plus a den. At this time, it is not known when construction on this project will move forward.

Hoigaard Village
West 36th Street between Xenwood Ave & Hwy 100

Construction began in 2007 to redevelop 4 blocks into the Hoigaard's Village development. The development will include a mix of owner and renter-occupied housing and retail located on the first floor of the building on 36th Street. A central green area will provide green space to the entire development and future space for public art, and a pond will improve water quality and retention in a large portion of the central Elmwood Area.  Construction will take place in four phases:

  • Stage I - The first building along 36th Street is complete, and includes:
    - 25,000 SF ground floor retail condo,
    - 74 units of condomimiums
  • Stage II - 220 unit luxury apt bldg, now under construction.
  • Stage III - Construct 22 rowhouses (sold as condominiums) along the north side of 35 1/2 Street between Xenwood and Webster Avenues
  • Stage IV - Construct 58 condomimiums along the south side of 35th Street
  • Construction period: 2007 to 2010

Inglewood Condominiums
3125 Inglewood Ave. S.

The plan is for a six-unit, two-story condominium building on this vacant lot. The six condominium units will consist of two "townhome" style units that are two levels, four one-level condominium units and underground parking.

Meadowbrook Lofts
Meadowbrook Lofts is a proposal for a six-story, 107-unit condominium building. The development proposal includes improvements to the site, including the removal of a billboard and recreational walking access for residents in the wetland to the north. Though Meadowbrook Lofts received approval in 2005, no building permit has been issued and no time line for construction is currently available from the developer.

Melrose Institute
In a unique partnership between the City of St. Louis Park, Park Nicollet, and United Properties, the site at 3515 Beltline Boulevard will be redeveloped into two parcels. The northern portion of the site will be developed for the Melrose Institute, a 67,000 square foot, three-story building that will be dedicated to the treatment of eating disorders.

Accompanying the Melrose Institute is a three-level parking ramp that will be open for municipal use during the evenings. The northern site will be extensively landscaped and will include a peaceful garden located between the Melrose Institute and the parking facility. The development also includes the preparation of the southern portion of the site for a potential future civic use.

This development is currently under construction and will be completed in early 2009.

Park Nicollet Health Services - Cancer Center
Park Nicollet proposes to build a 75,000 square foot building addition for the Frauenshuh Cancer Center and a five-level parking ramp on the north end of the Methodist Hospital Campus at 6500 Excelsior Boulevard. The plan incorporates numerous other improvements to lighting, green space, landscaping, stormwater management, and vehicular and pedestrian circulation on the campus. The project is consistent with the General Development Plan (campus design plan) Park Nicollet developed in conjunction with City and Brooklawns neighborhood representatives in 2003. Construction work began in October 2007 and will be completed in late 2009.

Park Summit
Park Center Blvd. & 36th St. (SE)

SilverCrest Properties received approvals in early 2006 for the construction of a 12 story, 145 unit condominium building with underground parking. The site is currently occupied by Park Center, a 3 story office building. This is the 3rd and final phase of the Park Shore development and will combine the site with the two existing buildings to the south: an assisted living facility and a 14-story senior apartment complex. The completed campus will share common driveways, parking, trail connections and open space.

The developer has not specified a start date for this project.

Parkside Urban Flats
460 Ford Road

The Parkside Urban Flats project is a 3 building, 70-unit condominium development. The project includes dredging and restoration of an off-site pond in Shelard Park and significant landscape improvements around the pond with new trees, native prairies grasses and wildflowers. Numerous trees and shrubs will also be incorporated on-site.

Two of the three buildings are complete, and it is unknown when the third will be built.

The West End
A major mixed-use development by Duke Realty to include office buildings, and a lifestyle retail center is currently planned for 43.5 acres in the southwest corner of Interstate 394 and Highway 100.

The plan includes 1.1 million square feet of office space on the east side of the site near Highway 100, and 350,000 square feet retail on the west side along Park Place Boulevard.

Three low-rise office buildings, the former Novartis warehouse, and former tennis club have been cleared. Additional site preparation work will be underway in early 2008. The city is reviewing subdivision, planned unit development, and rezoning requests January through March 2008.

HSSLP, LLC (Torgerson Properties)

A seven-story extended stay hotel is approved for construction at 5353 Wayzata Boulevard. The existing site features the six-story Associated Bank office building. The new construction will take place on a portion of the parking lot. It will feature improved landscaping, improved pedestrian access, ample bicycle parking and a green roof over a portion of the building. The building will be under construction for a nine month period beginning in the spring of 2008.
