Toni Dachis, property owner and applicant, submitted an application to subdivide her property into three lots. One lot will contain the existing house. The other two lots are proposed to be used for construction of new single-family homes, adjacent to France Avenue. A timeframe for construction of the homes is unknown. Constructed could occur anytime following approval of the plat.
In addition to the subdivision, Toni Dachis applied for a variance to allow the existing pool house to remain. City code requires accessory buildings to be located in the backyard. The front yard of the existing lot is France Avenue, and the pool house currently meets code as it is located in the backyard (yard opposite the front yard). As a result of the subdivision, the front yard for the existing home would become 25th Street West. The pool house would then be located in the side yard of the house, which would require a variance to keep it in that location. No changes are proposed to the pool house, and it is not proposed to be relocated.
